Home Inspectors regularly come in contact with Real Estate professionals. Brokers, Agents and Realtors. Realtors are members of the National Association of Realtors and must meet strict professional and ethical standards.
We recommend that our clients retain a buyer's agent. Having your own buyer's agent will ensure that you have a Real Estate professional dedicated to your side of the transaction, as opposed to an agent that is working in what is referred to as 'Duel Agency', where the seller's agent also represents the buyer. While legal, we feel that this practice is a clear conflict of interest. Each side of the transaction needs their own Realtor representation. Home Inspectors, by law, have a fiduciary responsibility to their clients (just like Doctors, Lawyers and Accountants). Realtors do not have this responsibility.
Some Realtors are more interested in selling you the house that selling you a good house. We don't work with them. A good Realtor will want you to know the condition of the house you are planning to buy and work with the home inspector to help you fully understand the house's complete condition, good and not so good
