Probably the most important person you need when buying a home is your Real Estate attorney.  He is your advocate and will help prepare all the papers required, as well as negotiate the terms of the sale.  A good litigation lawyer is also important when a contractor fails to do the building or repair work done right.

Both your Home Inspector and your Real Estate Lawyer work together to ensure that you are properly represented and protected during the sale.

It cannot be stressed enough that both home buyers and sellers should retain a lawyer who specialize in Real Estate law and transactions.  Real Estate law is much more involved than most people think and retaining a lawyer who is not up-to-speed on the latest trends in the market is in your best interest.

In addition to inspection homes for sale, Home Inspectors also check the work of contractors and serve as expert witnesses against contractors if the work is badly done.  We work with lawyers in this capacity as well.

As Home Inspectors, we regularly work with Real Estate attorneys, helping them, and the client, to understand any issues or problems with the new house.  In writing our report, we strive to use words and diagrams that make it easy for the client to fully understand the condition of the house, but we also use phrases that will alert your lawyer to special issues and help to guide him in his negotiation with the seller.

It is also important to remember that just because a lawyer works for a big firm, that does not mean that they can serve you better than a smaller firm.  We have worked with both and have come to realize that it is the individual lawyer, not the size of their practice, that is key to good service.
